Apartment Sale - Drop Dead Date is on a Saturday

We have buyers who have put 100K deposit down in order to buy our (my -ex- wife) apartment in Geneva.

It is a 10 year deal in which we cannot sell it one day before or you lose any gains plus tax advantage. (There is a subsidy in buying and have to hold for ten years)

The drop dead date as I call it is "30th April 2022" according to the Canton department that manages that.

Does that mean that the sale should be on the 2nd May 2022 and need to bridge the finance for those few days?

Due to sign a reservation contract tomorrow but will get some clauses added to make sure there is no way we have backed ourself into a corner.

I don't think it's a good idea to rely on an anonymous forum for this type of questions. Ask the cantonal department overseeing this what restrictions that places on you. You probably have a contact already, a simple phonecall before the meeting tomorrow should do.

If you do choose 2 May as your transfer date, the bank can just put your mortgage on the floating rate for 2 days. Ask them?

There are other taxes, not just gains tax.

The letter from the Canton states "30th April 2022" ... that is official and that day is a Saturday.

Actually I did today and it will cost us an additional 106 CHF to do this, we are getting this firmed up in writing and so will go for the 2nd May 2022.

Have this in an email as we met with the notaries/lawyers today.
