Booking.com or Airbnb or....

Hi all!!

We don't have experience yet with renting out an apartment. But we might start this during this year and am trying to find out some important basics

Am sure some of you have a lot to say about this :-)

Which platform is 'the best' to rent out an apartment. It's close to mountains and it's in Vaud.

Airbnb Booking or even others??

Just be aware that in Geneva such rentals are considered subletting which require the permission of the owners.

As anything in Switzerland, short-terms rentals are highly regulated

Then, an apartment implies neighbors which may not be that happy about it.

So, does the plan still work considering regulations and neighbors?

From perspective of someone looking for accommodation on these websites: booking.com allows you to see the concrete address and airbnb not. Hence I prefer booking.com but you may have a different preference.

e-domozil.ch is another good site for booking holiday apartments, I think their hosting is good too. booking.com is expensive and not the best for small properties.

Difficult to advise without more info.

Is it your own appartment that you own, or that you rent from someone else. If you own it, is it in PPE, and what does the owners association rules/contract say? Do you want to rent it our permanently, for short lets or holiday lets? Most PPE (propriété par étage) have rules which does not allow short or holiday lets- to avoid noise and inconvenience/safety to other owners.

If you don't own it- you cannot sublet without written permission from owner/regie. Short-term holiday lets are most certainly not allowed.

If you are the owner with a mortgage you'll have to talk to the lender. Usually mortgages can't be more than 50% of the value for a rental. (Which btw is why most rental properties are owned by large financial institutions)
