Deposit return, any rules?

Again this is not correct.

Landlord is not allowed to keep the whole deposit because of settling some bills. It is only allowed to keep a reasonable.portion and has to be justified. Rest needs to be released as soon as possible.

I had it the other way when I ended a lease. The landlord was chasing us to settle the amount owed so he could get his money. He's made a claim of about 3500 on a 2500 deposit. We left it in the hands of our insurers and didn't chase them very hard. (Eventually got it down to about 600 after they rejected a number of stupid claims he made).

I also put: "The better landlords would keep an estimated part, the others, everything!"

That's what we do. In fact got a tenant leaving end of this month. Have agreed with him we'll hold CHF 300 for the electricity and heating and released the balance just before we left this week even though he's still there for 2 more weeks. Otherwise he'd have to wait till end February (when we return) and as he's been very good tenant I don't want him to have to wait longer than necessary. He's happy and we're happy!

And exactly, what nonsense since we agreed to 250chf off already. I've now sent a stern letter. I saw him (and my wife) inspect the dishwasher filter with my own eyes also, so it can't have been dirty. He marked it off on the protocal as good also.

This isn't some dude. He's working for a big company and just being difficult for no reason. The new tenants were idiots and don't know how a dishwasher works.

If they signed off as all being ok, you agreed to CHF 250 and new tenants have moved in, it's nothing more to do with you. It's down to them and the new tenants.

A strongly worded letter is needed sent by registered post and if possible sent to the company's director if not the same person.

Indeed, a strongly worded letter informing them they are in the wrong, even as per their contract was all that was needed. Yesterday evening they called to say as a kind gesture to me, they will look the other way for the bill payment. I guess they couldn't bring it on themselves to say they were wrong. Not wanting to press my case any further and they agreed to send back my money by thurs/friday.

Really often people in Swizterland just give up and decide to pay for things that they really shouldn't have to, simply for less hassle. I stood my ground, even for 5 chf I would, based on principal. I guess they got scared when I said I would be reviewing the fake 250chf claims they put down on the apartment already.

I'm in a similar position, but since August.

Landlord is a big company (SBB), and there was some work to do (mainly repolish the floors as the dogs scratched them).

We are still waiting (and emailing ever two weeks) for our deposit...

Hey, so its still a dream that they would be sending back my money last week as promised. Instead, they have sent a final charges bill for the repairs. Where two items seem clear and one less so. I have asked them for the bill from the kitchen company where it shows they charge for 207chf for a simple white shelf, approx 60cm wide, you would find in a normal kitchen. It had a small nick on its corner and they insisted it would be replaced cheaply.

Indeed, since others are naming and shaming then why not me... The company (large) in question is IT3 and they have locations in various places in Switzerland. Depending on the outcome, I can put the person's name in here also.

Really unsure how they profit from this whole exercise or what benefit it serves them to do this. They don't even own the building, only manage it. If they are skimming off the top of the repairs, then I could see their motivation I guess.

Every 2 weeks.....!!!!!, needs to be every day for a week, then twice a day for a week, then every hour
