Was it? Our imputed value hasn’t changed in almost 30 years despite change in income both up and down.
In those almost 30 years I calculate than only 4 times did my deductions exceed my imputed rental value.

Basically the Franks have to come from somewhere. If not from computed income than eventually from an increase in the rates of taxable income or assets.
And that was what the vote was all about. Offering Cantons an alternative source of tax income, from the 8% of us who are rich enough to have a second Swiss home.
Tax the rich their fair share, I’m OK with that.
Or another home around the world which is main residence and a 2nd, 3rd, nth house in Switzerland.
Sorry if this is a dumb question, but does this eliminate all Eigenmietwert or can the cantons still charge it just not the feds?
I believe it applies at both cantonal and federal level but with some exceptions.
This article (in English) gives a little more detail:
But this article (in German) is where I got the information from and seems to show the potential future rules in greater detail - I used the translate feature on my computer to make sure I’d understood correctly:
There will be a rush on investments and upgrades in the next 2 years! Just glad I got solar done this year ![]()
One can be both own and rent at the same time. Owning a “Secondary home” does not mean that the main home is also owned. It just means that one spends less time in the owned home than the rented.
People keep analyzing the vote, another opinion piece from the NZZ.. I can’t vote, but this describes very well my perception: homeowners are neighbors, not the ones who should be held accountable for problems.
Switzerland is a country of tenants, it says. But this is a shortage and is especially true for the urban regions. In Basel-Stadt, only one in seven owns their own apartment, in the rural Appenzell semi-cantons almost one in two. Accordingly, opponents of the template, such as leftists and tenant associations, tried to use the city-country trench for themselves, and focused their campaign on the contrast between tenants and landlords.
Data from the research institute Leewas show that their arguments in the cities were quite heard: The cities in Switzerland spoke out against the abolition of the own rental value. Yet in the agglomerations and in the countryside, nearly two-thirds agreed to reform.
So at first, the vote result seems to be evidence of a clear city-country trench and a confirmation of the strategy of the left. However, political scientist Hermann puts it into perspective, saying the opponents had relied too much on the potential for conflict between tenants and owners. “The Swiss population is much more outraged by high managerial wages than by homeowners.” Families and elderly people with residential property enjoy – unlike top bankers – basically sympathy.
About the e-ID, I don’t see the benefits. Bureaucratic process are slow in this country, the electronic data won’t make process faster. And this may be a feature, not a bug. The police has the right to stop anyone and ask for an ID to establish identity, which makes carrying an ID useful.
I only see one benefit, which is not sharing more info than strictly needed. Not long ago changed my home internet to Sunrise, made a photo of the permit for the contract. I hope Sunrise data storage is never breached. However, with the e-ID, Sunrise checks legal residence in CH without having full access to the data. The downside is that if the e-id system is compromised, we’re in deep troubles. Identity theft would not be an oddity, it would become a widespread issue, the problem would be larger.
Perhaps peer pressure had a certain influence?
It is not obligatory, for Swiss citizens, to own a id card or passport. It is mentioned on the official site where they can be ordered.
Of course, this applies only if you never plan to travel outside the country or open a bank account… private companies can ask anything they want, (including perhaps an e-id in the future…hence why people are worried)
I said useful, not mandatory. Useful for the purpose of not slowing down bureaucracy even more.
Even a failed ticket check in the train may require some form of identification. If not available, prepare to lose some hours.,
and a corresponding rise in the price you are being quoted for those repairs, most likely!
And a corresponding drop in quality.
Question: With the phasing out of Eigenmietwort, will it make sense to partially or fully pay off a house earlier than normal?
I guess it’s still the same math
I certainly wouldn’t use all of my savings to pay off some or all of our mortgage. But for some people it may be advantageous to continue, or increase payment of the capital.
We actually would like to increase our mortgage because money is cheap and we’d like to access the equity to travel more.
With my English mentality, I’m keen to pay off as much as possible of my mortgage. I see it as a form of hidden savings. People always say, oh, you could make much more in the stock market, and if you just bought an index tracker there may be some truth to that, but my own stock market investments have rarely turned out well. Buying my own home here has on the other hand been the best investment of my life, at least so far.
Also, if you have a large mortgage and get to retirement, the bank still applies a 5% stress test for your ability to pay, and with less income coming in, it is not unknown for banks to ask for a readjustment.
Did not happen to me, most banks keep quiet so long as you pay the correct amount and on time.
I think a mix of both makes sense. With stocks, people tend to waste time trying to pick stocks and over-trade and watch stock prices too much and end up panicking and selling stocks when they drop.
An alternative would be to set up an automatic monthly payment which automatically invests in a low cost fund and then you can forget about it and collect your millions in a few years time. ![]()
