Indeed, the neighbourhoods along the lake sides are good. However, to keep in mind when in comes to commuting: Only the towns between Meilen and Zurich (gold coast) and Thalwil and Zurich (silver coast) provide fast links into the city / airport. Further down the lake connections are usually not as good / convenient, although area is still nice (scenery). There are many decent towns in the Glattal (Glatt Valley region) which provide better connections (i.e. Wallisellen, Dübendorf, Uster, Bassersdorf, Dietlikon to name a few).
Furhter, every town has various micro locations (Lage). Purchase prices / rents vary depending on the micro location. Micro location considers factors such as noise level, view, commuting time to centers, public transport / private transport connections, etc.
A good tool to asses the micro location within a town is the GIS Browser (offical tool from the canton). There you can select a map called "Lageklassen" to check out the best locations with the town. The micro location within town plays a significant part in property valuation. There can be the situation where you pay a higher price for a property at a high tier location, let's say in Wallisellen, compared to a low tier micro location of a property at the Gold Coast. Also good: if you are sensitive about plane noise: The GIS browser also shows you the noise map: Just select the map "Fluglärm". https://maps.zh.ch/
This is partially true. Towns at the Gold Coast (Meilen, Küsnacht, etc) and some of the Silver Cost (Thalwil, Kilchberg, Rüschlikon) offer attractive tax rates. However, several towns in the Glattal Region (Winkel, Brütten, Aesch, Nürensdorf, Dübendorf, Wallisellen, ...) offer similarily competitve tax rates.
It is true that Dietikon (not DietLikon) has a high tax rate within the canton of Zurich.
However, when considering tax, the following should be noted:
- Asset tax (on capital held) impact is for many individuals neglectably low. Significantly wealthy individuals consider a low tax canton such as Zug, Niedwalden, Schwyz.
- Direct national tax is the same for everyone, regardless where you live.
- Income tax depends partially on the tax rate of the town (Gemeinde). Generally, income tax in the canton of Zurich is rather low compared to other cantons. The income tax effect with a taxable income of CHF 120k this - imho - neglectable; especially when set into perspective with property prices. As an example: In Dietikon (high tax rate within canton), Bassersdorf (average tax rate among town in the canton Zurich), Wallisellen (lower tax rate in the Glattal) and Meilen (low tax rate within the canton) you would pay CHF 10.1k (Dietikon), CHF 8.9k (Bassersdorf), CHF 7.9K (Wallisellen) and CHF 7k (Meilen).
For calculating income tax (Canton and town) you might use the following caluculator:

3. Well, as nobody spelled it out yet: Your workplace is in "Zurich West". Thats after Seefeld the area with the second highest concentration of hipsters around ;-) So why not live close to your work? Might be hard to secure a place, but would be convenient, lots of restaurants, cinema and so on around... the sort of area I would want to live if I was on my own.[/QUOTE]
I can highly recommend both Zollikerberg and Zumikon, the Forchbahn is a quick and easy way into the city and it feels like village life close enough to the city with everything you need in close proximity. A little far out if you want to go clubbing every weekend though, as the last Forchbahn is just a bit after midnight. Both also have a relatively large expat community given the International school close by.
Brilliant, thank you, and wishing you a good weekend from Wallisellen
This made me remember Wallisellen as an area I considered once. Around the train station and next to Glattzentrum (shopping mall) there were some really nice apartments with a very good quality-price ratio.
Also very well connected, tax ok-ish. Quite of restaurant, one of the biggest shopping malls of Switzerland just there, etc.
Apparently it is also a conservative area with some downsides but unless applying for citizenship that should be fine.
Definitely worth considering
I see 2.5 and 2 in some websites, what would be the number of rooms I should share.
I shared before that I am thinking of upper budget of 3k CHF, what would be the budget I should share with the agent as they asked for budget for rent without extra costs?
Would be reasonable to expect a nice 2 rooms (bedroom+home office) apartment with that budget?
Edit:
I am thinking of getting something in Kreis 2, 7,8,10
2. 3000 is a comfortable budget for 2.5. I think you should be able to get a nice apartment for 2000 actually. Check comparis.ch or homegate.ch for prices
3. 2.5 apartment means bedroom + living room. if you want home office maybe you are looking for a 3.5? note that in Switzerland room numbers are all the rooms in the apartment and that includes the living room as well. in case you are looking for a 3.5 then 3000 is a reasonable budget for a nicer apartment <100m2
Additional costs (Nebenkosten) will most likely be roughly CHF300, so CHF2700-2800 without costs for rent if you are at 3k upper budget.
I read you want to meet locals - from my 12 years Zurich experience, Kreis 7 and 8 are not the best for that. You will be surrounded by English speaking expats and mega rich Swiss who have no interest to meet and greet. Also, both are not best connected to Hardbrucke... I find Kreis 3 Wiedikon super nice, lot of (younger) locals, close the nature, nice parks... Kreis 10 - Wipkingen area is the best and up and coming :-)
Good luck.
My flat has 2 beds and 2 baths and is described as a 3.5
