Hi there,

After a while traveling abroad we just came back to Switzerland. Before our departure we were living together in an apartment in VD for ten years and now it's time we are searching for a new place. My Partner is swiss and his dad (retired with own property) will be our Guarantor/Garant. While filling out the rental application form we need to explain the reason for moving. We've been honest and explained that we've been abroad, looking for work and therefore cannot provide three salary slips and that the dad will be the Garant.

Background: the rent will be lower than 1/3 of one of our future salarys. We can't live in my partner's parents house for three months. So worth case scenario we'll rent a temp apartment but we try to avoid that for now.

To my questions:

1. Any advise what we could write to improve our chances for being chosen?

2. Did you ever face the issue to be chosen for different apartments and then had to pay the fine (as stated on the rental application form)?

3. How long does it usually takes until the agence is taking a decision?

4. Last but not least, we are looking for an apartment 2+ piece in suisse romande, canton VD/FR with public transport access. If you know someone, who knows someone that is going to move soon, maybe you could get in touch with me

2. That is an illegal fee so no worries about it.

3. Anything from a week to a month in my experience.

In my experience, in general it is quite hard to rent a flat with a Garant - especially for sought after apartments as the Regies will just go with what causes them less hassle, and your set up is less than common.

Would say your best bet is to look for a flat in a less desirable location and then go there in person to show how trustworthy you are.

Thanks for your reply! 2. So actually the stated fee is more a threat but usually not requested?

And yes we are looking more in the countryside, some apartments have been advertised since a while. And there are lots of new apartment buildings currently under constructions. We'll see.

It's an empty demand.

If the agency came later on, at any time regardless of what happened, and demanded those 200 CHF, it would have the same legal standing as me demanding 200 CHF from you now. The demand is not enforcible, the agency knows it isn't. Which tells you how they generally approach their business, and what they see you as.
