Rental Contract Termination Language

Can a kind soul help me understand this termination language? I'd ask the management company, but it might sound rude/alarming to them.

Mindestvertrasdauer: 31.03.2021

Kündigungstermine: Ende Marz und September

Kündigungsfrist: 3 monate

If I understand correctly, we have to put notice in before end March/end September, and then give them 3 months more rent?

Or, can we basically give notice anytime (now that we're past the minimum contract period), as well as a 3 month heads-up?

The contract can be terminated at the end of March and September. A notice must be given 3 months in advance - by the end of December to terminate it in March, by the end of June - for September.

This is not written in the contract so let me add: if you want to leave in a different moment of the year, you have to provide a "reasonably suitable" replacement tenant. If you don't, you keep paying the rent until the next March or September.

and this even if you die! (as I found out when my parents did - fortunately we were able to make a deal with the owner, who had someone who wanted to take over and wanted to decorate first. I think we paid for one month and then were released).

The Kündigungsfrist is just the minimum you must observe. You can cancel 2 years in advance if you like. Be aware: Once you canceled you cannot retract it (unless the other party is so nice and agrees to it).

In addition, the cancellation must be in the landlords/landladies reach three month before Kündigungstermin.

Example: for September 30 , the cancelation notice must have arrived at landlord/landlady no later than June 30. If June 30 is a Sunday, no post will be delivered. Accordingly, the letter should arrive on Thursday, so they could pick it up at the post on Friday.

Also account for delivery time plus a safety margin. Further, use registered mail such you have proof of delivery. This is even more important if the landlord/landlady is on vacation, as registered letter is considered as delivered on the day it can be picked up at the post office.
