I have lived here 21 years and never heard of such nonsense.
However you can see that the communual charges would have to be recalculated for the period of this longish visit.
And taking it to an extreme conclusion, any visit would need to be announced beforehand and the number of toilet flushes would have to be agreed upon!
There is a rule that social security will recognise a group of people need an extra communual room. A family of 4 would be entitled to 3 bedrooms plus a lounge. If they had 5 rooms it would be a luxury. A married couple would be entitled to 2 rooms, 1 bedroom + 1 living room.
Not if they've come from afar, flying for more than 10 hours just to see you and the sights - in that case, 2-3 weeks is about right. And I wouldnt just generalise noise is usually caused just by young people.
The older generation visiting makes just as much as noise ie turning their telly volume up due to being hard of hearing etc..
As summerain says, if they can't produce something in the contract... I would NOT be polite about telling them where to go. You are paying the rent and can tell them to piss off. I rent from a large agency (5 years), and have repeatedly told them to back off with their big brother tactics.
Of course, your decision as to how you want to approach them. But really, I think some of these firms just push because most people don't push back... especially the foreigners.
The big brother tactics are usually used by the agencies if your rent is low. It's to bother you all the time so that you leave and they can raise the rent to 'Marktmiete'.
My parents recently visited and stayed with us for 3 months and we had no problems. I didn't even informed the company about this long stay. Although I come from Pakistan so not far away from being considered as indian
Thanks for all the feedback guys. I spoke with the Mietverband and they told me there is no way the Agency can tell me who can stay in my house for how long.They have no such rights. So, next time I am gonna tell them..FO...
OP: Send a note to your agency informing them that you will notify them the next time you are on holiday and the apartment is not occupied, and you will expect a refund of that month's rent proportional to the time you were gone. This street goes both ways.
it's already 3 weeks since i live together with my husband in his studio apartment. And we didn't tell the agency. Currently we are searching for a 2 room apartment, and we have found one which is from the same agency. The problems is what to write in the application letter? Is it ok to write my husband address as my current address in the aplication letter? If i did that, the agency will know that i've been living in my husband studio. But if i write my old address (in germany) and they found out that i've been living here, wouldnt they be mad at me? I already registered with this address and already got my b permit
Firstly, life happens, people get married and move in together - if you have an agency that can't accept this, then you shouldn't rent with them again
Secondly, you have found a flat held by the agency. My experience - assuming that it is a more expensive property - is that the agency will be very happy as they will be getting more rent from you.
I wouldn't overcomplicate it. Just use the address you are in.
Regarding communal costs, ours does not depend on occupancy, but the size of the appartment, i.e. (m2 of appartment)/(total m2 of all appartments), so one person living in a 4.5 (which my girlfriend used to do) pays more than a couple in a 2.5!
According to another EFer, due to my bad German, its only relevant to housing belonging to the gemeinde. So my apologies for misleading anyone. Still doesnt explain why my neighbour only has his name on his door and his gf is living there full time. Whatever.... life's too short for me to contemplate on such things.
Erm actually, its best to check the contract of the studio flat. A friend of mine has one in the Niederdorf and it stated specifically in her contract that its for ONE occupant. Might not be the case for all studio flats, but best check to be sure.
