Agency requires Betreibungsauszug from freshly relicated

Dear All,

I was hoping some of tou may have a suggestion on the following topic.

Ee have been looking for a flat for 2,5 weeks and one of the places we applied for and really liked is with an agency. They specifically stated that if you just moved from abroad, they need something similar to the Swiss Betreibungsauszug but issued by your home country.

The thing is that we do not have such a debt register in our country - the one we have and may be useful will not issue an proof to show you are not in their system.

We talked to the agency and they said they never had such a case :-/ We tried to send them tax account statements to show we have no debt on tax and asked them to confirm if that is sufficient enough or ig they have a 'fallback' procedure for this. They didn't respond but started processing of our application the next day.

Is it safe to assume that our paperwork will be fine?

Based on what i read online having this debt extract is not required by law but rather by the owner of the property but I'm not sure what the best choice would be.

Of course, it can be seen from the paperwork that we just relicated so sending them a Betreibungsauszug wouldn't solve the issue.

Thank you for any suggestions in advance.

You can ask you current or former landlord for a reference.

Hi, thanks for the suggestion. we just moved to Switzerland, we don't have one yet (staying in a serviced apartmant for some weeks) and at home we had our own place (as owners) so no landlord there either :-/

Send them the empty swiss Betreibungsauszug to mark that checkbox and keep visiting more apartments. It's landlords' market here, each landlord/agency gets to set their own rules how they pick tenants when you have dozens of applicants per each vacancy, sometimes those rules are irrational and you just have to accept that and move on.

If you already have a residence permit you may order an extract of the debt collection register via the Post.

Don't try to find the logic on this. Employees from the real estate company want to see the debt register extract, no matter if your history is a few weeks long

There is an EU directive requiring all member states to establish a Central Credit Registration (CCR), so you do actually have such a possibility. This is probably why the agency is saying they never had such a case before.

From this article it seems it is called the KHR and was established in 2006. Perhaps that could be a staring point for you to get the paper you need: https://www.cms-lawnow.com/ealerts/2...tem?cc_lang=en

Hi, Thanks. Yes, KHR is the system that I mentioned in my original post but it works differently than what you would expect.

Your details get inputted in this system, when you have a loan/ credit cards, etc. and it gets updated on a regular basis but it not only stores information on people in debt but also on people who pay on time and are not in arrears and banks use this system to do your credit check.

You can request to see what information is submitted and stored of you (personal details and information on your existing loans) in this system - and you can request this via any bank or the central systems's owner.

So far I was told that if I don't have a loan, hence cannot be found in the system then they will not issue any kind of proof that they couldn't find you.(They may only say this to you in person but they don't have an official template for this.) I sent an inquiry to the central system's owner to see if they have such a "template" for these cases.

Thanks, i will try that. It just didn't seem logical. (They can clearly see from the application form that we just relocated and if they clearly stated the difference between the extracts they require depending on where you came from then it just didn't make sense to send them the Swiss one. But you are right, it worths a try

Thank you! Not the card itself, just the proof that I registered - but the local office responsible for these things is just round the corner, so I will visit them today and ask for one. Let's hope it will be enough for the agency to tick the box as all of you suggested

This exactly how it works all over the EU, if there is no issues there will just be a blank report when there is nothing on you or a indication that they can’t give a report. I used to use it a bit in the past.

If you have your permit check first if your Gemeinde has an “online Schalter” service, will save at least 10fr vs the commercial online services, or getting to Gemeindehaus during their opening hours

Had similar requirement from the agency, we don’t a similar system back home, I just got the Swiss one based one the serviced apartment address, no questions asked by the agency and I got the apartment.
