Direct how to sublet my apartment

Does anyone have any direction, for agencies or companies that might be able to assist me to sublet my apartment, in Forch Zurich. Airbnb or any form of holiday let 'is not' an option. I need to find a more permanent solution.

I travel between London and Zurich during school term, as my daughter goes to interntional school here. And I only need the apartment for half 50% of the time in school term, the rest of the time including school holidays, I am in London.

This year I was here less than 150 days for example, the rest of the time the flat is fully furinished but empty.

I don't believe you can use an agency as the rules for subletting are that:

1) You inform the Verwaltung

2) You tell them the conditions of sublet and to whom

3) you have every intention to return to the flat

4) you make no profit

If you have short term renters you will need to go through this each time and the agency will want their fee etc.

Have you thought about permanently renting one room only for example? Or downsizing to a little flat?

Was thinking more in terms of companies or targeted individuals who might need to come into Zurich on a regular basis. How I might find/access those individuals, as Zurich is such an expensive place, and regular avenues for Longer term accomadation, is very much regulated as you rightly pointed out with numerous hoops to jump and navigate

The landlords approval is normally just for one sub-tenancy. Landlord might give a blanket approval. A profit is possible if the landlord agrees. The no profit rule does not prevent you to charge a reasonable extra fee for a furnished apartment.

I was contemplating about this - I'm living since years in a very central location, probably 250-400CHF below market rate. I need to keep the apartment for having an address in the city, but if I move I might sublet the place or make use of it otherwise.

The quesion is, how much of this "gap" could one arbitrage for himself, disregarding the fact that is morally totally questionable?

The intent is to stay totally legal before someone misunderstands.

Can one let 2 rooms separately as a WG, where the sum of both are higher than the original contract? What's a reasonable markup for a furnished sublet apartment? May I do AirBnB with the place if the Agency agrees (would they even agree)?

The 2 times we have sublet both housing agencies, one Geneva and one Zurich, have allowed 10% of rental cost for furniture.

Yes you can sublet separate rooms.

But you must fulfill the condition of showing you will return - I.e. no unlimited contracts.

Some agencies will claim it's one year max but the law puts no limits but you need an "intention to return".

Do not know about AirBnB.
