Hi, we recently moved away from Zurich quite spontaneously and had to find a „Nachmieter“. As we were keen to find somebody who was willing to take over the flat asap, we advertised on several websites. I simply wanted to pass on our experience with Homegate and Immoscout24 as both obviously charge (price structure is different for the two but for 4 weeks advertising the cost was roughly the same) and both offer statistics: On Homegate we got approx. 1,300 views during that time whereas on Immoscout24 it was only 300. It’s difficult to track the calls but in terms of email requests we also saw 5 times more reaction from Homegate users than from Immoscout24.
So, if you’re in a similar situation and have to look for a Nachmieter yourself, I would just focus on Homegate and other free sites (I found newhome.ch particularly good as we received quite a few enquiries through this website; with regard to RonOrp and Tutti I doubt anyone saw our ad there...).
Thanks I'm in a similar situation but haven't tried paid site yet. I confirm RonOrp English version was not helpful at all, while the German version is much more active. Apparently there are two very different user group - the German version users are mostly locals who are on the hunt for 'bargain' deals as it seems.
Hi @Zurich_2015 I'm in the same boat, planning to move out of an apartment and find a Nachmieter asap. I'd love to hear how it went for you and any tips you have. Some of what I'm wondering:
- how long did the whole process take?
- how many viewings did you do and was it evenings and weekends?
- did you have furniture and if so did you sell to the Nachmieter or take it with you?
- how may applications did you send to your landlord / rental agency?
- did you have any problems with the landlord / rental agency during the process?
Hiya, it took roughly a month from publishing an ad on Homegate and other websites till we received the confirmation from the Verwaltung that they accept the new tenant.
But I'd say it mainly depends on the location of your flat and the amount of rent. Our rent was quite high, plus we were looking for someone who was willing to move in straightaway; so it didn't attract that many people although the location and the state of that flat is perfect. We were lucky that an expat couple who had moved to Zurich only recently was looking for a place.
We arranged individual viewings during the day & in the evenings; let's say 3 a week. The flat came without furniture. And, yes, the Verwaltung was very supportive (they have to be anyway, providing the new tenant is solvent).
I do agree about homegate. Basing on my experience, this website is most often visited in CH. Would also recommend other free websites as newhome: like flatfox (which offer viewing statistics) or anibis.
