is rental guarantee in general accepted instead of a bank guarantee by the landlords?

Note that in general the Swiss rental market is pretty tight, with only a small number of apartments empty at any given time. The situation is slightly less bad around Fribourg than it would be in Zürich or Geneva, but you still have to move pretty fast.
When you see an apartment advertised that interests you, telephone them immediately, arrange a viewing as soon as possible, if you like what you see at the viewing try to give them your application form the same day or next day. If you wait for a week it will usually be too late.

- Copy of your lease or proposed lease
- A piece of identity + copy of your residence permit
And for your last questions, the acceptance of your application will mainly depend:
- On your income (an higher income = higher chance to get the appartment)
- On the number of applicants for the appartment
- A family could be an advantage, but, this mostly depends on the landlord...

You might need to look at staying in a hotel for a short term while you sort out this very common chicken-egg situation. It's pretty difficult to arrange everything before you arrive without some help, and in fact I would not send money or sign a lease without visiting in person.
Generally a temporary address will suffice to get the permit sorted, and then the lease can follow and be updated later. Some landlords might let you lease with just the work contract, it just depends. Talk to some folks at the uni about what they did. This isn't the first time someone has had to sort housing.
Hotels are too expensive: min 100 CHF per night,I will have to find some guesthouse or family Hotel that in general don't require residence permit .even a contract of employment,but during the season it is not always so easy to reserve rooms because they are all almost occupied...this is the problem

It's the best value for your money as far as I have found in Switzerland, or anywhere else.
That's just what I did. Work contract, evidence of previous payments (in my case mortgage payments) and a letter from my future boss ('s secratary). I had to pay deposit and first months rent before by orange/pink slip which was complicated as UK banks don't understand them and I had not Swiss bank, but I transfered the money to my bosses secretary to pay for me. You can imagine my fears of an elaborate scam.....
Be careful out there, there are a lot of scams. Getting a two bed (3 zimmer) is sometimes easier than a one bed (2 zimmer) but it depends on the landlord/agency.
