Getting a mortgage with a fixed term contract

Hi All,

I just got a job with a well known international organization in Geneva, and the initial job contract is for 5 years. Decent salary, tax free etc.

Wondering if any bank will discuss a mortgage with me? Or can I just forget it, without having a "permanent" contract? Even though a permanent secure job doesnt exist anywhere anymore.

Go and talk to any bank. They'll advise you. It shouldn't be impossible in my view, since you have to renew every few years anyway!

Most people are on open ended contracts here...

A guy only just arrived, on a fixed term contract, wanting to buy a permanent residence is not exactly very Swiss, so you many find that some of the banks will be doubtful about the idea.

If you meet the criteria, you should have no problem getting a mortgage.

Already rejecting the customer without knowing initial payment/financed fraction of the property and monthly income? What if the financing is not needed at all and the motivation for mortgage is just investment/tax optimization purposes?

PS, I don't know if I got into sales mindset or went to far and would sell my family tomorrow if the price is right

Are CdL holders allowed to buy property? I know there are restrictions for B permits.

As a Swiss the banks or insurance companies would give you a mortgage provided you can come up with the down payment (by their calculations). But it’s likely that taking over an existing mortgage may be a better deal for you.

There are also a few mortgage brokers who might be able to assist in case needed. Look them up.

We just bought a home in Aargau, I'm on a B permit, the wife is Swiss.

We used a mortgage broker, MoneyPark, and they helped a great deal, even for someone with a B permit. There were some restrictions on what we can do with the property until I get a C permit or citizenship, but that's Swiss law more than banking rules, I believe.

Not sure a "permanent" contract matters, since an employment contract can be cancelled within the terms of the law and the contract anyway.
