How should I end my apartment lease (early move out)?

I’m going to leave my apartment in 1 month, having 3 months notice period. Comparis have two templates Kündigung der Wohnung: Vorlage und Infos (comparis.ch) What’s the difference?

If I send the “Ausserordentliche” version, will I be released from obligations in 3 months anyway?

I want to resign this month to pay max 3 months for the apartment, but in the mean time I’d like to advertise it to find someone to take it ideally from September. I thought I should just send the termination, then talk to them how to carry it over.

It should be that you can leave anytime, as long as you provide replacement(s) to be interviewed by the owners/agents. This can be done with a small ad in your local paper. Did this some years ago in Zurich and received over 80 replies…

If he gives 3 M notice and pays the rent/charges for the 3 months there is normally no obligation to find replacement tenants.

But read the lease.

But every canton is different.

Never mind, instead of using the templates I wrote my own version, simply informing the agency that I resign now, am aware of the 3 months obligations but informing them that I’ll advertise it hoping to provide them with a replacement tenant willing to rent it sooner.
