Joining Mieterverband too late?

Hi,

I think I ask this a bit too late in my case but here we go.

My landlord sent me a bill for a defect that they fixed which was not found during the apartment handover and which I reported after I moved in, within the 14 days that are stated in the contract to announce such hidden defects.

Is it too late to join Mieterverband to get help in this case? I didn't pay the bill yet, don't know if this detail matters.

What did your landlord say when you explained to them that you had reported the damage within the 14 days allowed by your contract?

No, it’s not too late. The mieterverband will be able to advise you.

After the fact is too late.

Tom

Not as far as the Mieterverband is concerned it isn’t. The OP is a new tenant and they can tell him what his rights are and whether he has to pay or not.

Remember that a number of small repairs are the tenant responsibility. You didn't wrote what was fixed. If it's something which is typically paid by the tenant it doesn't matter that you didn't find it during apartment handover, they would just tell you to fix it.

If it was broken before the tenant moved in then it doesn’t matter whether it is a small repair or not it is the landlord’s responsibility to fix it.

I can't understand for the life of me why tenants in CH do not join Asloca or Mietverband before they need them. Apparently they do give advice if you are not a member- but surely they will prioritise their members. It is so cheap, just not worth not being a member.

When our landlord claimed all sorts of stuff, we contacted our liability insurance. They got the bill down from 4000 francs to 1200. Which was less than the deposit.

Oh for goodness sake, it's because they don't know it exists! Many people don't. So it behooves those of us who do to spread the word!

Yes, and many of us do say so on every opportunity here. But the OP knows about Mietverband, as he mentionned it himself.

He may not have known about it before he moved in. Many people only find out about it when they have a problem and start googling looking for information.

If you go to them for help you can pay the joining fee at the first meeting.

I remained an Asloca member even after I became a landlord. Best source of information on the subject.

I let it expire after we sold the rental property to our tenants.

Not everyone is a member of EF. And not everyone is aware of the existance of the MV until something bad happens. If you don't know, you don't know. Attributing not being a member to "wanting to save a few francs" is rather an mean assumption to make.

No assumption. in several cases this is exactly what they told me. Same for Unions, don't want to join or pay, but want support when required.

Anyhow, hope the OP will get the help he needs to sort the problem out.

People like that are very much in the minority with regards to the MV in my experience. Most people think it’s a bargain and well worth the money.

Doggedly throttling the life out of an irrelevant point is quite removed from the OP's rather reasonable question on whether he or she can retrospectively join the renters' association to get some tips on preventing himself being screwed over for a few CHF from his handover, though.

OP - best to give them a call and see what they say.

Agreed, good luck.

If you are a tenant in CH currently, the advice stands. Join Asloca or Mietverband asap- before you need them in an emergency. Same for Rega, oh and Exit too.

I am looking for information on this topic, and found this thread.

It’s probably just me, but I don’t understand what the answer to the original question was. Would be happy if someone could point me in the right direction, as I recently had a problem with my floor

As I understood it you can join the renters’ assoc at any time regardless of when your problem started.
