Living in Basel-Land

Hi all,

We are moving to Basel-Land and were looking for some advice on where to live. I know that this has been already covered a couple of times, but most of the threads are quite old and wanted to see if there were any new thoughts.

My job will be just over the River in Wettstein. We would like BL due to the cheaper taxes and a bit more greenery (we have a young daughter).

For access we have a car (so shops not really an issue) but I will commute either by bike in the summer, or public transport by Winter. Ideally 30 mins max. into Basel (20 mins to SBB for my wife would be nice...).

Initially thinking of Binningen, Bottmingen and Oberwil - but looking at some other options:

- What are Arlesheim, Munchenstein or Reinach like? They seem alot better value for money than the Binn-Bott-Oberwil corridor...

- Is Therwil realistically too far?

- Is Allschwil that bad? Seems alot of negativity around it (particularly airport noise).

- Anywhere we've not considered?

We have a temporary apartment when we arrive (so we can explore a bit), but it would be nice to have an idea to start with.

We live in Allschwil and we love it. Airport noise is NOT an Allscwhil phenomenon, check the map and you will see that its a segment of Binningen and Allschwil that are affected from the Swiss side. Where we live, you can definitely see some of the planes and you can hear the occasional one, but its something that has been grossly over-hyped on this forum. We used to live in Basel Stadt and our quality of life improved dramatically once we moved out. There's still the piece and quiet of a village while at the same time you are literally 15 min. with the tram from Marktplatz. Daycare for the kids is just across the street, coop and migros (working on Sundays as well) are within a few min. walk and spring and summer allow for quite nice trips in the forest.

Arlesheim is known to have the lowest taxes in BL therefore more expensive to rent and (of course) buy a house or flat.

Never lived in Munchenstein so cannot really say a lot apart from the fact that is probably closer to BS than the other two.

Reinach: bigger that the former two which brings a little more choice in terms of shops (while still allowing you to quickly commute to Germany for big shopping). Kids-wise it's close to a nice forest and has many playgrounds and also kindergardens / daycare for the small ones. Of course depending on where you end up living might not be as quiet as Arlesheim or Munchenstein but anyway it's still on a "village noise" level.

Therwil and Ettingen are both commuter distance. Indeed I live in Witterswil.

Depends to where in Basel you will be going to work...

In summer I cycle to Oberwil and jump on the tram there. But you can also cycle into the city if you wish.

Liestal is nice. Probably too far to cycle, driving is about 30 mins to BS, train is 9 mins to Bahnhof SBB. Plenty of shops, close to Germany (Rheinfelden). I live in a village next to Liestal and work at the Euroairport, no problem commuting.

Loads of places close by, Wasserfallen with cable car, woods, hills etc ideal for walking/cycling and close to Pratteln for Ikea, Mediamarkt. My village has 52% gemeindesteuer.

Basel Land is fabulous.

Choose Binningen/Bottmingen or something similarly close to Basel Stadt.

Be smart and live close to a tram stop with a direct or 1 tram-change to your work.

Avoid car during the week. You will learn to love this way of life.

Do look at Dreispitz too !!

Alschwil is great , but do try and stay close to a tram stop.

The frequency of most Buses is much less after like 7 pm. Trams are a better option.

Nothing ever really changes in Switzerland. Everything applicable then is applicable now.

Binningen has the 2nd lowest taxes of BL, and is closest to the city with great communications. Walking into town takes about 30 minutes from the far end of Binningen. Downside is the higher rents/house prices.

My house in Binningen lies directly under the flight path. However, the planes are of sufficient height that the noise isn't that intrusive and certainly we got used to the 5am flights very quickly and don't even notice them now.

The planes are lower at Allschwil, so if you are under the flight path, aircraft noise can be a significant issue.

I believe the planes over Binningen are descending so on partial throttle, whereas over Allschwil they are generally climbing so on full throttle.

OP needs to go and check when the planes are departing over Allschwil.

I moved out of Allschwil for this reason.

Most of my colleagues live in the Binningen/Oberwil corridor, primarily for the schools.

Arlesheim is a 'real' village (and very nice), as is Oberwil, whereas the others are more 'sprawl' with dying shops/commerce due to the proximity of Basel and ease of transport. IMHO that is.

I'm near the flight path but like the bells, I don't hear them anymore.

And the planes only come in that way depending on the wind - so it is not every day.

can walk to Basel if I want, otherwise bike or tram. Don't need a car.

Thanks everyone for your input - we'll take a look around and keep an ear out around anywhere we look in Allschwil for plane noise.

Not long 'til we move now

Just to continue the conversation - we're now reconsidering where to live and are thinking about the tax situation in Basel-Stadt.

I've had a look at comparis and http://www.estv2.admin.ch/e/dienstle...er/2014/bs.php and am rather confused. For Comparis to work properly you need to work out your taxable income (after deductions) rather than your gross income.

If we take an example of 140k CHF total gross income (bonuses, benefits, etc), using the government calculator (above) it would appear as though the taxes in BS are around 3000 CHF a year more than BL - but only if you make a "personal deduction" of around 30000, to bring your taxable income down to 80000 CHF (after all other deductions such as AHV).

i.e.

- BL taxable income 120000 CHF, tax = 17000 CHF

- BS taxable income 80000 CHF, tax = 20000 CHF

I'm just confused about this personal deduction stuff. If you don't take into account the "personal deduction" then the taxes for BS would be almost twice what they are in BL.

Can anyone shed any light or advise? I've read around the forum (and the internet a bit) and there seems to be 2 conflicting points of view - the first that the BL taxes are much lower, and the second that the tax difference vs BS isn't actually that much...

Unless of course i'm missing something?

Tax cheaper in BL, then SO then BS.

Taxes usually offset by rental costs, i.e. Slightly higher in BL, then SO, then BS.

That's all you need to remember.
