Move to Adliswil or Ruschlikon

Hello,

I am moving in Zurich for a new job in Wadenswil from 1st nov.

I have two flats to choose, one in moosstrasse in adliswil near the see spital Kilchberg and one EG near see strasse in Ruschlikon .

I am going to choose Adliswil for the beauty of the flat but they say to me that Adliswil has less sun and more fog .

On the other hand Ruschlikon is nearer Wadenswil ...

Please can you help , I am in trouble . what do you suggest to me ?

Your commute to Wadenswil will be much better from Ruschlikon, plus it's on the lake and slightly closer to Zurich (easier to bike into as well). On the other hand Ruschlikon is more sterile, quieter, fewer expats and shopping than Adliswil.

Why does it need to be one of those two places? Why not Waedenswil itself?

Then you could walk to work.

I need to find the flat not too far from Kilchberg because my partner will work at see spital in Kilchberg , then we are in hurry and we had only these two positive response .

Is Adliswill so bad for sunny hours and fog ? The new quartier built on the hill are not bad .

It's all fog around the lake, more or less, from October through March/April. Unless you're up high on a hill, which given the addresses you won't be, so you can count on the fog in both apartments.

I live in Adliswil and I like it but in your situation, I would choose for Rüschlikon because it will make your commute to Wädenwil much better and it is still close to the See Spital.

Also important: Rüschlikon is much cheaper in taxes (72% vs 108% in Adliswil)

I spend a lot of time in Adliswil. Never had a fog problem to speak of.

Getting an apartment here is a big deal, so I wold not rush into it, as it is expensive and a hassle with cleaning, and finding a new tenant to move again.

You need to think along the lines of staying minimus 3 years in the apartment.

I'd go for Rueschlikon too then!

Getting from Adliswil to Waedenswil isn't particularly straight-foward although my neighbour used to cycle it everyday but she was quite fit.

I live in Adliswil, and I think its fantastic here. If you like the apartment better, I'd recommend Adliswil. The S4 train runs every 20 minutes (every 10 during peak hours), and it is only 15 minutes into Zurich HB from the Adliswil stop, with SihlCity being about halfway in between.

Ruschlikon has the feel of a quiet "village". If you want somewhere with a bit of atmosphere then I would go for Adliswil.

However the benefits of Ruschlikon tend to outweight the negatives. Your commute would be easier, you will be right next to the Lake (great in the summer), and the taxes are a lot less (use the Credit Suisse tax calculator to check what the difference would be based on your specific circumstances).

Overall I would go for Ruschlikon. Then again I'm biased, I live in Ruschlikon

In Adliswil it's easier to score a dime bag, where in Rushi you're more likely to score a DUI.

I live in Ruschlikon (near Seestrasse too... ) and could not be happier.

True, quite sterile and quiet, no village atmosphere.

But I would disagree about fewer expats... unless Adliswil has no Swiss at all... in my entire building there are probably two or three Swiss families. The same goes for the surrounding buildings, a LOT of expats.

Easy commute to either Zurich or any of the other lakeside villages.

Easy access to the highway if you plan to go skiing in winter.

From where you would be (near Seestrasse), walk distance access to two "Badis" (Kilchberg and Ruschlikon) as well as a couple of cool playgrounds (if you have kids). 5 min ride to Park Im Grune, again a big plus if you have kids.

I understand there is also better tax conditions.

The only downside is shopping and restaurants. Practically non existent.

Fog? I guess yes, but I understand this whole side of the lake is considered to be less sunny than "the other side". I don't think it's a big deal... in winter, when it gets bad, all you have to do is go above 1000 meters and you are golden.

I also considered the new developments in Adliswil when we moved to the area abouta year ago, but I find them (my personal opinion) to be a bit isolated.

Btw, my building in Ruschlikon has 3 large apartments currently empty, maybe you are looking at one of those?

Neither Rüschlikon nor Adliswil have a lot of fog. The areas of Adliswil adjoining Kilchberg/Rüschlikon have far more sun than the Seestrasse area of Kilchberg and Adliswil. The Seestrasse area of Rüschlikon and Kilchberg however is more practical in many ways, as it is closer to good rail-stations, closer to the lake and if you have bicycle good for going to downtown by bicycle. From Rüschlikon/Kilchberg you also have direct buses to the Bürkliplatz in Zürich. So that I would prefer the Seestrasse location

Another vote for Rüschlikon here.

If you want to travel to Wädenswil or Kilchberg by public transport, Rüschlikon will be a lot simpler that Adliswil. From Rüschlikon, one can walk to Kilchberg. When you want to travel into the city you also have the choice of train, bus or the ferry!

Other benefits such as being closer to the lake for swimming and the lower taxes make it a great place to live.

i am reading all your replies and so grateful .. .. Actually you are right on the lake Is pretty nice and I like it .. Infortunately I had no positive response from ruschlikon and often the apartments are so close to the rail.. Or They are so expensive!

.. It Is not easy at all !! Now waiting For response for adliswil near kilchberg see spital or kilchberg in bachlerstrasse .. Yes Francesco if you know about empty flati please Let me know.. We are still in Ticino and we need urgently to find a flat !

We live in Adliswil and we used to live in Witikon - the fog was much worse in Witikon. When it is foggy, the fog moves very quickly in the morning up to the side of the mountain, and leaves the town. I have probably walked only 2-3 times in 18 months to work in the fog...this morning there was an awesome fog layer clinging to the mountain, and perfectly sunny down next to the Sihl (river).

No idea about how the shopping is in Rushlikon, but Adliswil on a Saturday has almost everything you could want (including shoes, books and DVD's, groceries, postoffice, train ticket office)...so avoid having to go into Zurich unless you want to. You can also catch the bus into Wollishofen which has excellent shops.

I'm not sure about your commute, though, but if you are working 'regular' hours and your partner is doing shift work, I'd definitely live closer to her workplace...

From the Seespital there are lake views, and if you really need the lake, it's not far to walk over the hill...or come the other way on the bus to Adliswil and take the cablecar to the Felsenegg and you get panoramic views across the city and lake...

Much better to be in Ruschlikon, the train connections for work are far better. Also nearer the lake, lower taxes.

There is big a difference here between seeing a flat and applying, and actually being offered it. Many worthy applicants a rejected for expensive, nice flats here. If your work rent the flat, then it can be yours without the landlord needing to see a work (residence) permit, etc, which an otherwise be a catch 22 situation. Serviced apartments are another choice.
