Moving out problems with landlord

Moving out.

Contract does not expire until March 2011.

Found a new tenant, but landlord now uming and erring about renting/selling the place...

Where do we stand, can he force us to pay until March 2011...

Bring your contract to the Mieterverband Zug ( join them for less than CHF95 a year saving you a bunch on counselling fees ) and get professional advice.

you need to send in letter 4months before move out date. Then find one renter that checks out (salary, poursuites,etc) Find 3 renters to be on the safe site. Thats it, over and done with

No. It's either or. You either cancel the contract on the due date (three months notice), or you find a new tenant that is suitable (which is defined as "can pay the rent and doesn't smell", and not "landlord needs to like him") and who takes over your old contract unchanged. If the landlord wants to change the slightest thing to the contract or does not accept the new tenant that you brought, it is his duty to find a new tenant.

you are right. I forgot in my case we did not do the 4 month notice and had to find a new renterl

Can the landlord dictate when the new tenant takes on the contract?

We have a new tenant (found by us) who wants to move in asap. We move out on the 18 th August but the landlord is not starting the new tenants contract until the 1st October, saying they need time to clean/do any work etc. Do we still have to pay September even though we can be out and have the place cleaned by the end of August?

They gave us the correct form you need to get signed by anybody who wants the place, and with that evidence you can argue your case if the landlord messes you about as our one did.

You need to get three suitable candidates I think it was (we were in Zug, maybe different rules in Vaud). After that he can only object/reject them for a few reasons, if they have financial problems, animals, criminal record etc...

Your best bet is to find somebody with the same profile as yourself.

Thanks for the link. It was very helpful, as it seems in Vaud we just need to find one financially solvent potential tenant who wants to take on the lease on the same terms. We gave 5 months notice, but want to move out with still 3 months to go on our contract. The landlord is advertising our place at an increased rent. We were wondering why they are advertising the place for us when they didn't do a thing for the previous tenant that broke the lease early and whom we took off their hands. Now we know why.
