you are right. I forgot in my case we did not do the 4 month notice and had to find a new renterl
We have a new tenant (found by us) who wants to move in asap. We move out on the 18 th August but the landlord is not starting the new tenants contract until the 1st October, saying they need time to clean/do any work etc. Do we still have to pay September even though we can be out and have the place cleaned by the end of August?

They gave us the correct form you need to get signed by anybody who wants the place, and with that evidence you can argue your case if the landlord messes you about as our one did.
You need to get three suitable candidates I think it was (we were in Zug, maybe different rules in Vaud). After that he can only object/reject them for a few reasons, if they have financial problems, animals, criminal record etc...
Your best bet is to find somebody with the same profile as yourself.
