I provided pretty much 5 candidates to real estate agency after one week nobody got any response from the agency at all. I know the agency has 20 days to check them but how couldn’t this be called a professional neglect that any of my proposed ( five of them ) got any response like “we’re pre selected you, checking your references and preparing contract”.
Of course I keep showing my flat to new people pretty much whole week 4 days to new 1-3 people but it’s frustrating as hell. I am afraid I be left on cold ice with the message: we couldn’t verify your 5 candidates as they’re checked out after 20 days of doing nothing.
Isn’t there anything which could be used in such situations?
How did you do that? In writing, with their details?
Create a form (if there ain’t one from the agency) with info about name, address, contact details and “We want the flat” or similar and they have to sign it.
If the agency loses them due to delay that is not your problem.
In short: If those 5 filled in a paper which you passed on then Bob’s your uncle, stop showing the flat. (How do you know they backed out? They should no longer contact you anyway but the agency directly).
Actually as they expected to be contacted, agency must have their application=you’re out.
That’s the issue, they used the official form I got from the agency. I got their confirmations and some screnshots from flatfox that they did apply. I don’t want to collect personal data of strangers just to prove my agency is incompetent. Also I was in person in the agency to talk about this and they admitted they have around 5 candidates. Well I don’t have it on paper but hmm i could prove it anyways ( but unwillingly ).
P.S. I got a information from one girl that she has checked out because she wrote me. The applications go directly to the agency but I just simply ask the people after the viewing
Common sense. You are sending the landlord loads of papers of new applicants? So for them it is like a full advertising of the place, just not in their control. What do you expect? Also for the applicants this is frustrating because they will have no security and will have to continue to search.
I have done this once only. I had one (1) interested tenant and did not offer to anyone else. I called the landlord’s agent, explained and introduced the guy to them. He got the OK within a day.
You should have asked them if they’re serious about renting the property because many can just fill in the form and visit another 20 other properties during the next days…
Something along the line of “I can talk to the agency if you really want the apt.”.
All you need is their names, which you have. Plus they even confirmed they have applications. Tell them the date you’re moving out and they should show up for the hand-over.
Nothing else left for you to do. Except clean the flat
PS: Agency doesn’t have to accept any of the applicants, you’re still off the hook.
Is it common to receive such an answer? In my experience you either get a definite yes or definite no. I’ve never heard about “preselection”. Of course even after “no” they can contact you again, if the selected applicant refuses to sign the contract. That’s how we got our current house.
unless you want to move out on a very short notice, i.e. around now, just relax and stop showing the place. I’ve recently left my previous apartment within 2 weeks. I advertised only 3 days for visits on flatfox, well spread apart so people could also prepare and find the time to make it. I recommended to the agency the first visitor who asked “can you recommend me to the agency”. I simply sent an email that I’m recommending this person and that she already submitted the application, and I asked for the final inspection date. About two days later I got an answer that I cannot set the inspection date as there is no candidate selected, so I reminded them that according to the Swiss law I’ve presented them a suitable candidate (hint, keep a contact of such candidate!) and I attached a confirmation email she received after the application. Two days later everything was settled so I canceled the remaining two visit days.
PS. yes, the agency gave the apartment to the recommended person, I guess they didn’t bother reviewing other applicants
PS2. of course it’s a lottery whether the person is really solvable or not, I didn’t nitpick, but if you need to be sure then ask for dossier to review on the spot
