I'm looking for someone who's gone through the whole process of buying land, buying a prefab house (key finish, so all wiring/internal plumbing/heating/flooring etc finished) and can remember all of the extra costs - foundations, connection to services, running cable, internet, pipes and so on.
Assume that we can buy erschlossen land, as we've already got our eyes on some within our price range.
Also how much had to be added onto the cost of the advertised prefab house - changing from gas to better heating, for example.
I've searched but while people have mentioned thinking about doing it, no one has actually posted final numbers and how much over the initial advertised price the prefab houses go once everything has been finished.
Just wondering if you actually went ahead and took the plunge! I'm trying to source some Polish companies which may be able to produce and ship a house too, the prices are very attractive.....
Just wondering if anybody has actually gone ahead with this and if so where you sourced your builder. There are some very attractively priced Polish builders, although I suspect they may not know much about the swiss system....
That was a quick reply! I have no idea, I can imagine immigration and local authorities being totally vetoing it! However even homegate.ch mention Polish companies building Prefab homes here......I'm assuming there are companies which will at least deliver and construct it, its just a matter of finding them....!
Not necessarily. Quite a bit of stuff for building is sourced outside of Switzerland (Structural steel, kitchen cabinets, windows).
As long as the structure/component meets the code, and the import duties are paid you're good to go. You'd be wise to engage a Swiss architect/builder to ensure that the materials and construction are up to spec, and have him/her handle the baueingabe.
You may find individual resistance from the sanitär or electrical inspectors if materials not known in the Swiss market are used. We had a German firm (My ex's cousin) come and do some work on our water system, the sanitär inspector didn't like the idea and tried to kick up a stink about the press on connectors that they used not being to Swiss norm. A quick check on the internet revealed that the connectors and press were in fact the same as what GF sold locally, and that was all.
The same way any house building company in Germany would do it of course. There are ways to build a house here using a foreign building company. Workers would be sent over using the short term notification registration system for example. Schwoerer is a Germany company who does house building in Switzerland for example.
Thank you, I'll have a look at Schwoerer :-) We were at the home expo yesterday, certainly lots to think about there. It's quite difficult to find prices though as its all on an individual basis, would be helpful to know the starting prices too and work from there!!
It's tempting to use a foreign company aslong as they have an insight to the foreign system.

If you want I can dig out the names of the companies I looked at when we were considering self-build. They may not all be pre-fabs, but that would be easy enough for you to check.
Also interesting to know, irrespective of where the various sub contractors are based, is whether your contract partner, the main contractor, is a Swiss or a foreign firm. If there are disputes etc., it is clearly easier if the firm is based here.
Great to hear that you managed to buy a land and got a prefabricated house built there. Can you share the key numbers and some more details about procedures?
