random flat inspection?!

I recently got a letter from my building management that they will be carrying out an inspection. No further informaion was given besides to make sure someone is home, or a key left on the date stated. All the apartments will be inspected.

Can anyone tell me if this is normal?! What can I expect? Are they checking if we flush the toilet at night or have fingerprints on the wall? In all seriousness, should I be concerned about things like scratches in the wood floors or on the stove top? Would they be within their right to inspect for damages during occupancy? Could there be a reason for no further elaboration in the letter?

Very normal. They're going to see if things are in working order. They'll check the appliances, radiators, and any other moving bits (plumbing, windows, etc). We just had ours recently, and it wasn't overly intrusive; they were in and out in around 10-15 minutes after giving the place a thumbs-up.

Good thing that they do it.

Last time here they found my next door neighbour was living in conditions that would make a pig sick. There was so much old & discarded food on the floor that they had to replace the floor - after he was evicted.

The hirer has the right to inspect the apartment, if this is required for maintenance or sales purposes per example (see law Article 257h from OR, Obligationenrecht).

The hirer has to inform you in time if he wants to inspect your rooms. The hirer is not permitted to enter your rooms without your permission.

In my contract (I live in furnished studio apartment) it says that apart from the two weeks cleaning, they will do inspections of the flats to see everything is in order, those inspections will include the manager plus another person (I don't really remember)..

So maybe check on your contract? Those inspections should be specified there...

No contract can overturn the law. It is legal, and they have announced they will be inspecting. There are many reasons for this, why not ask them which one?

If I rented a flat, I can assure you I'd insist on regular inspections to make sure it is being looked after, including appliances, etc.

This might be routine, or might be due to someone indicating to the owner agency that there are more people than allowed in flat, or pets which are not allowed, etc.

no.. I meant... that sometimes these inspections are even noted in the contract and the timing of these (every x months)...

We lived in out previous appartment for 11 years, we never once had an inspection. Then when we left, the guy from the Regie was shocked at the state of our paintwork, until we pointed out it had never been repainted.

It’s just to make sure everything is okay with the property and that you’re holding up your end of the bargain.
