Renovation costs small apartment

Hi guys, I would appreciate if based on your experience you can give me a ballpark figure for the estimated costs of a small apartment renovation:

- Bathroom (5-6 m2)

- Kitchen (6-7 m2)

- Windows (2 big Windows, one with door to balcony)

- Parkett floor (35m2)

- build a “pladur” wall or slide panels 4m long (to separate the bedroom)

I am planning to buy a studio but not familiar with renovation costs... I was assuming a total of 50-60k Max considering it is a very small apartment.

Any idea of local contractors in Basel area?

A bit more information is really needed for a meaningful estimate. Typically renovation costs are more a factor of what you decide to put in (and take out) and the labor to do that than size of the room.

For instance, in a bathroom a few more meters of tile won't add much, but moving pipes will significantly add to costs.

A small kitchen from Ikea can cost 5K. A small kitchen from a specialty store can cost 100K.

You can get Parkett at Hornbach for as little as CHF 20/m2, or you can go to a specialty store and pay as much as CHF 400/m2.

Obviously there is a quality difference between these extremes... but don't be fooled into thinking that price is always a measure of quality.

As to adding windows and walls - have you checked to see if you need a permit or even permission from neighbors? If so, that adds to the cost. Are the window frames standard sizes? Many older buildings are not; custom manufacture raises the price significantly.

And, given the cost of labor in Switzerland, how much are you doing yourself? Demolition? Design? Installation?

So... perhaps a bit more detail wrt you plans and we can give you some better estimates.

If there is no structural work then work on Chf1000m2 for bedrooms and Chf1000m3 for kitchens and bathrooms. In your case the kitchen and bathroom will be a bit more as their m2 is so small, so about 25k for the kitchen and 15k for the bathroom. Now there are a lot of self renovators here which have done it cheaper by themselves but if you want it done properly there are a lot of small things often overlooked. As a minimum light switches and power points replaced (extras added as required so more plastering and painting) for aesthetics as much as reliability, radiators cleaned internally and thermostats added or replaced. So all in using a contractor about Chf75k.

The quality and accuracy of the quotes will of course depend on how much information you give in the outset - drawings, dimensions, photos etc.

Quite often they'll quote you for the labour and other costs but material costs will depend on your choices and sometimes they'll go through this with you.

It should not cost you more than your budget, depending on finishes. We reckon on CHF1,200 - CHF 1,500 /m2 for a renovation. But that's in Ticino so may be a bit more (or not) in Basel.
