Renovation fund

After buying an apartment in new apartment house is it typical in Switzerland that all owners need to pay in to the fund to cover future renovations?

If yes, what amount of renovation fund pay ins should I expect for newly constructed apartment?

Budget 1% a year, although it will be substantially less in the first 5-10 years.

I assume this is 'research and you're not asking after buying somewhere!

Yes, it's normal that as a flat owner you'll pay into a fund managed by an external property company (a Verwaltung). Usually, the total amount paid in by the 'building' is split by the flat owners based on total Sq. M.

There'll be an owners' meeting once a year to decide what projects/costs (e.g. cleaning, gardening) are funded by the owners.

How much you'd pay is impossible to say.. you'll have to ask the seller.

Yes, it is normal. Amount is agreed at the owners assembly and will depend on many things - if you have a complex and delicate facade, normally more is put in, roof area is also considered and so on and so on...

Gardens & Swimming pool complex's don't come cheap or upgrades to central heating systems.

My first apartment - one building split into 11 apartments, small footprint. Relatively cheap.

My current place is very low density. 20 apartments spread over 8 buildings in a wide area, so the maintenance (especially green spaces) and renovation fund is 3 times as much
