Reading the contract signed with landlord (proper formal/ standardized one), it says that the termination notice is 1 month and it can be given before the end of any month (except December).
Now reading around online it seems that the minimum notice in CH for rent agreement termination is 3 months. I am a bit confused.
Is the contract I signed with the landlord still valid? in particular for what concerns termination conditions?
The location of the bathroom and kitchen, and whether you bought a table are unlikely to be relevant to the notice period. It’s not uncommon to have a short notice period for furnished apartments, maybe because they are used by people as a stepping stone to a permanent place, so a short notice period is convenient for both parties.
Please note that notice must be given by registered post (on paper, in an envelope handed in at the Post Office) early enough to reach the landlord at the latest on the last [business] day of the calendar month.
Be sure to keep a copy if your letter and the receipt from the Post Office.
You need proof that the landlord received it before the end of the month. Handing it over in person and requesting a signed copy in return is also perfectly acceptable. It is quite often used with private landlords with whom you have good relations.
One month is standard for furnished apartments.
If the contract states "furnished" and it is signed by both parties, then it is valid.
You would need to vacate the premises on 31 July, not 1 Aug.
Yes, this is true. I stand corrected. If you have a landlord that will accept the notice in this form, then this is a good route to take, as an alternative to the standard form of a registered letter.
They are very relevant as it makes the furnished room (min. 2 week notice period, any time) into a 1 room apartment/studio (min 3 month notice period, end of month).
