I recently moved to a newly constructed apartment (around 6 months ago) and ever since.

1. Hot water doesn’t come at least twice a week. It becomes extremely inconvenient with a small baby at home wherein we have to boil water and bathe the baby. We are forced to have baths in cold water in this winter

2. Heating is a consistent problem and same issues. Peak of the night it is extremely cold and we have to cover in layers

3. Parking garage door is under repair for over 3 months & stays open due to which my car window was broken and items were stolen.

4. Ceiling leak in the parking area during nov rain and now the stains won’t go. Car showroom tells me we have to repaint

When I informed the agency I am given irresponsible replies

1. They cut out a sorry and say are working to fix the hot water issue which is only temporary and never fixed till date

2. Car burglary is my issue and that the police should take care of it and not their issue. When I stated that I pay extra for a closed underground parking which is secured by doors but under repair. I get no answer

Can anyone please advise as to what I can do to remediate the situation. I pay a premium rent and with apartment availability being so scarce I don’t want to move either. Is there a rental protection body that can intervene

How the heating system works in the building? From your description it seems to be a heating system that burns some fuel (oil, gas, wood) controlled by a timer. Usually, the heating is more intense between 6h00 and 10h00 and from 18h00 to 22h00. The first place I rented in CH worked like this and if I had a shower outside those hours, water was between lukewarm and cold.

It's a bit sad considering rental prices, but it's legal. As long as the temperature don't fall below 16°C during the night, the heating is working fine . As Medea suggested, ask ASLOCA about these details but in general the minimum requirements for heating are well below the limits of comfort.
