Selling our house in Fr near Basel, any advice?

Hi all, we currently have our house on the market in France about half an hour from Basel. We have two French agents and the house just isn't getting many viewings. We understand that being a little further from Basel is not attractive to a lot of people but we are just dumbfounded at the low number of viewings. I have an ad here on EF and on a couple of Facebook pages serving the Basel expat community.

Can anyone recommend any local agents or think of where else I could advertise the property? It is a beautiful place and is such a shame it isn't being enjoyed by a family!

Have you tried listing it on homegate? People who are close to the border might be interested although the healthcare arrangements make Swiss-France moves less obvious at the moment. I am thinking it is easily accessible for our area (Jura) not just the Basel area ...

Moving back to Basel

Right now, your property is the most expensive house on the market in Ferrette by quite some margin. That's not to say that it's mis-priced, but being at the top of the market always makes it tough to shift a house quickly.

Looking at the ad that you've placed on here, your house will almost certainly only appeal to a frontalier as it's too expensive for the local market. So I would try to advertise in as many channels that reach expats as possible.

One agent that I've come across who specializes in the larger, more expensive houses with ~1.5 hours of Basel is Lohr Immo . They advertise in English, German and French and are clearly targetted at the frontalier/expat market. Also, I would make sure that you're listed with the local agent in Ferrette, Le Rosenberg . And make sure that at least one of the agents lists the property on logic-immo.

One of the things that always surprised me is how few frontaliers consider Ferrette as a base. If you work at Actelion or Novartis, it's an easy commute with none of the traffic back-ups that can affect the motorway. It's also a much more beautiful part of the countryside than Mulhouse-direction. I'm amazed, give the number of people who are prepared to commute from Mulhouse or further each day, that there isn't more interest in the villages near you.

Sounds great - BTW - did you say underfloor heating in the driveway? I have always wanted to do that to ours so I wouldn't have to shovel - is that what it is for or am I missing something?

Hi, the two agents you mention are the ones we are using! Werner Lohr has good expat coverage but he also has a lot of houses on the market and obviously he is a busy man. We are also listed with the Ferrette agent. It seems maybe that we have covered most bases. How depressing.

Yes I agree about the commuting issue. We never thought it was a problem, not compared to the 1hour commute we had in the UK and the drive to Ferrette is simply stunning. But it has been remarked as a massive negative. I am just surprised that there are not more families wishing to live a little further out.

I wasn't thinking specifically expats. Even though Jura is a low price housing area, the house (for its size and quality) is well priced in comparison to similar houses in this area and as language isn't an issue, it is not inconceivable that you might find someone interested from around here. I was just trying to think of how you could widen your search area to take in more people who would be prepared to pay this amount for a house because as vIllage Idiot says, you are at the absolute top end of the market for departement 68.

Oh ok, yes I see what you mean. I wonder how I can market it there. I completely agree that our house is at the top end, hence why we are struggling, because our target market is quite small. How utterly depressing!
