Solicitor needed to help with property purchase process

Hi all

Does anyone have a recommendation of a lawyer for me who can help with purchasing a property? I know the Notary generally covers these things but I would feel more comfortable to have someone check through the contracts and sense check things for me first.

Hopefully this should be relatively straightforward so appreciate any recommendations and any idea of what the rates are so I know what to expect!

Can’t help with a recommendation, but our notary went through the contract with us and the sellers paragraph by paragraph so make sure we both understood what we were agreeing to before we signed. This was especially helpful for us, since our French is not that good and he was able to translate into English for us. We asked for a couple of changes which the sellers agreed to and he had the changes made straightaway so we had the amended contract ready for signing.

Exactly, a notary has to do that and will do that. No particular need for a lawyer

I know the feeling - having had a solicitor to advise each step of the way with UK purchases, the Swiss total dependance on the Notary (and Grundbuchamt if you are buying land) seemed scary.

First Swiss purchase saw me at a rather bemused Swiss lawyer‘s office. He ploughed through pages telling me all the things that could go wrong. But in reality he was unnecessary and useless.

Really, the thread title may needs a question mark at the end, then ask the replies could just read 'no'.

It's usually the buyer's prerogative to choose the notaire, so may make sure you chose one who can communicate in all the appropriate languages required. The notaire is your solicitor, you don't need another one.

The Notary acts for the Government not individual parties, so not the same as a solicitor who acts exclusively for his client.

It seems like the Estate agent already has a Notaire!

He is asking me for additional details like my Mobile phone contract and electric bills. Is that normal?

You don't need to use the notaire they recommend, so if you're not happy you can get another one instead, rather than engaging a separate and expensive lawyer.

They need documentation to confirm your identity and address, so if that's what they're asking for then yes, nothing odd about it.

Surely a copy of the residence permit would do that. I can’t recall that we gave anything like that to our notary.

Yes, hence the question! I have already provide that but it does look like they need it for proof of address.
