Swiss Estate Agents

1) Emailed on Monday for information to the head of the office - reply almost immediately asking someone else to send the details. So far - NOTHING

2) Called an agent at 8am today - asked me to fill out online form and he'll send the details. So far - NOTHING

3) Called yet another agent at 11am today - gave him my email address and he said he'll send the details this afternoon. So far - NOTHING

These guys do less work than EF legend - or are all EF legends Swiss estate agents??

Based on the commission they receive it is baffling behavior.

Well, I am. I just tell people I'm a rent boy to hide the shame.

And if you get them to market your property some of the photos they take are dire - I have seen property for sale with a pic of a door, toilet, and in one a close up of an ironing board

Maybe they have already found some potential buyers and you're just a backup to them now, hence the attitude

You could try calling the owner - ask Grundbuchamt for contact info

Good luck! Last year I wanted to go show houses to view few properties on homegate.ch. The response rate to my emails was 0.00%. In fact those portals is a joke because either properties are sold out or simply adverts are obsolete.

Homegate is alright. When the price is right you just should react fast, first come first serve. You can subscribe to ads by email to get notified of the new ones.

Nope some are with Novartis and the shareholder watches them discussing salaries during work-hours

Some examples of conversations I've had with an estate agent:

Me "Have you had any offers on the property yet?"

Agent "Yes, but way under the asking price"

Agent "Can you raise your offer"

Me "No, I'm sticking with my offer"

Agent "But the owner has bought another property and needs to move out next month"

I kid you not!

On Monday (assuming they didn't have an extra day off) they were only just back to work after the holiday so catching up on their holiday tales. On Tuesday they were going through all the thousands of e-mails they had received over the holiday. On Wednesday It was Albertos 23rd birthday so they spent all day eating cakes. On Thursday it was almost Friday & now it's Friday, it's snowed so they are leaving early to beat the traffic.

Our single interaction with an estate agent was positive; she agreed to let us advertise our property ourselves as well as through her agency and if we sold it, we would save ourselves her fee. She organised numerous viewings and our eventual buyer was one of her clients. Admittedly, it was in her interest to help us sell as we were buying our build through her, but that seemed to expedite the entire process. She was helpful, friendly and super efficient throughout the entire process.

From the purchasing end mine were useless until I got my notaire brother-in-law to call them up and leave a voicemail.

They were so relieved that he just wanted to book a house viewing for his clients (us) that we got put to the front of the 30 person queue

My 'agent' told the buyers they were offering too much. He had to be insane as there is no other rational explanation, none. Or a Swiss Estate agent.

Having just sold 2 properties in 3 months, I have nothing but good to report about Trust Immobilien in Richterswil. Mind you, they specialise in a pretty limited geographical area and know their market inside out

Real estate agents are useless?

I don't see the problem with the first one. You're not obliged to offer the asking price.

I decided what I wanted to offer on a property recently. It was more than one offer less than another offer. The agent still put it forward as the other two were no longer playing. There were two people selling (a parent and adult child). One agreed to my offer. The other did not. He held out and in the end three months later sold it for the asking price.

Last week I saw another property and asked the same question. The agent said there was one offer but it was under the asking price and the owner didn't want to negotiate the price.

I said I wouldn't offer the asking price and she said she would still present it to the client. In the end I decided I didn't like the village.

Generally agents here are quite good at getting back to me with the dossier. What drives me nuts is they won't give me the address unless I make an appointment to see it. Fine. I make an appointment. Find out the place is sitting on the railroad tracks, or something then I cancel the appointment. It wastes everyone's time!

2) Apparently Gemutlich is Swiss German for "needs tearing down and starting again" - it has a burgundy bathroom sink!!

3) There appears to be a rather large hole in the renovation fund - which has seen the price tumble. Not ideal - but it does deserve further consideration - after all it is in one of my most favourite villages.

Have you considered these blatantly obvious points:

1) Your property is in Eaglesassholenowhere, SG

2) It's only suitable for midgets. I still have marks on my forehead from those beams in the kitchen.

3) Winter is a crap time to sell this property. June onwards would be better.

What does #2 mean? FFS, even I can change a sink.
