'Verkaufsrichtpreis' - Firm, or negotiable?

This is probably more of a language question, but as it has to do with norms around selling property, I thought it better to ask here...

Anyway... ' Verkaufsrichtpreis '

OK, the dictionary definition is the recommended or target price. But how is it normally used when advertising a property for sale?

One agent I interviewed said that it means a firm bottom price (but offers over would obviously be considered), while another claimed that the terms signals that everything is negotiable, upwards or downwards.

So... fluent German speakers, or those with experience with property sales - what would you say?

(And how would the second meaning be different from Verhandlungspreis ? )

If you're simply asking - is negotiation on price normal? - then yes. As for exact translations, I'm really not sure it's useful, unless you're specifically trying to sell something and will accept nothing less than the asking price, but I suspect from you partial definitions that if that's the case you'd be better off stating it explicitly.

I don't recall seeing either of your words in ads when we were buying - 'Preis' seemed to be viewed as sufficiently precise for most folk.

I'm more concerned with the exact wording of the ad, hence trying to understand how those terms are generally used - or perceived - here.

I want to ensure that ad would neither limit interest on the part of potential buyers, nor misconstrue my intentions.

(Just noticed that I misspelled the term in the OP - it's Verkaufs richt preis, not the rather Denglish-ish Verkaufsrightpreis. )

The problem very often is that people tend to not use words exactly as they're meant to or as defined but rather interchange them if they have a similar meaning.

In my understanding a "Richtpreis" would be a price that the person aims to get. So it's not a fix price and he might be open to some negotiations given that the offer is reasonably close to the price he was looking at initially.

A "Verhandlungspreis" suggests more willingness of negotiations. This would be seen as a “starting point” for negotiations while a Richtpreis might be seem as the a possible “ending point”. I hope you know what I am trying to say J
