What happens wiht tenants when a building is going to be rebuilt or totally renovated

Hello, I've been searching for an apartment quite a long time and when I finally got an offer for something I want to rent there's a catch. I was specifically discarding all listings for limited time rent, even if it's 1,2 or 5 years because when I move in, setup everything, make connections, friends, I don't want to be pushed out (you know how long it takes to make connections in your neighborhood). So now I'm reading a contract which is open-ended, everything's good, except that towards the end there's a closure stating that the building have to be totally renovated (DE: saniert) or rebuilt in the next 3 years but eventual termination will be sent to all tenants in a good time.

I just tossed the papers on the floor, but here comes the "what if" thinking. I'm going to inquire about that "hidden" point.

Anyway:

1. Have you ever seen such closure and then nothing happened?

2. I guess even if you don't have such one, the situation may eventually happen. What are the tenants rights? Is it like some rights are waived when such closure is in the contract?

3. Finally, if the building is going to be totally renovated are the current tenants given an option to only move out temporarily, then return perhaps with adjusted rent? I guess renovation doesn't take long, something like few months.

I guess I've just learned that I have to look for new-built apartments to have the piece of mind of long term renting.

Before renovations start, the tenant get sent their termination letter and need to move out.

They might be able to come back. Or not.

Usually, the rent is much higher then.

You have to find accommodation in the meantime, and because you do not know for certain when and if you can come back, it's usually better to just move on.

moving out is not always a given, i have worked on many apartment refurbs over the last 14 years,

a lettter is given stating when the works will start, you only have to move out if demanded too by the landlord,

depending on the level of works, many refurbs i do are just the tolet and bathroom and kitchen, we usually stert at the top and work down ,anything up to 10 floors , all pipe work is replaced including main waste which is fitted to the top of the old waste (which in turn is servicing the flats below), then we do the same again working downwards

the tenants sometimes choose to stay in the apartment, a combination of solutions include, a provisionary kitchenette is set up, and if room allows also a provisionary toilet and shower cubicle, either in a spare room, in the stairwell, basemet,and some times outside in porta kabins,

if the works are major, i have known tenants to put things in storage whilst retreating to one room that becomes a studio , then changing to a finished room, whilst others in the same block choose to move out,

if it is a remodel, ie turning two huge old apartments on each floor into three, with an additional penthouse put on the roof, then it is a move out job, if it is demolition,,, well i think you can guess that one
