We're in the midst of purchasing our first ever real estate (great timing, huh?) and we're considering stomaching the Saron. I hear different banks may offer different margin rates and even the same bank may offer different margin rates to different customers.
For those who recently negotiated a Saron mortgage, what was the lowest bank margin you got and with which bank?
In case you decided to take a fixed mortgage, what was the best offer you got?
When I did my research, about 8 months ago, the Pension Fund of the City of Zurich offered the lowest margins - 0.53 - if you brought a 33% downpayment (vs. the minimum of 20%).
Thank you! I only knew of Moneypark and Hypozins and I read awful things about Moneypark, but the Key4 seems interesting. The best I found online is 1.64%, which means a bank margin of 0.7. Does one normally get an improved deal in the phone consultation?
There are mortgage brokers here in Geneva that will help you shop around for a mortgage. I always used brokers in the UK, here in Geneva they were highly competent, but I had a really good rate from my bank and the broker told me to just go with them as it was better than what he could have offered me.
If you have a relationship with your bank, check, they might be good. If you are fresh off the boat, use a broker would be my opinion such as that key4 that was suggested to you on this website that looks like an online broker in the German speaking part of Switzerland
Hi, we completed our negotiating process for a mortgage. In the End we went with our bank. Their Saron was not the lowest but their conditions were the best for us (we wanted flexibility to exit Saron if market goes nuts).
I found that the lowest Saron deals at 0.55 didn’t give this flexibility, maybe is a matter of negotiating more. In the end, I didn’t bother as the difference was not so material in the end...
