So it isn’t what you wrote above. You could simplify the process by correcting, or admitting that what you wrote is wrong or misleading.

I believe existing law covers it all.

You already need to inform them and if you don’t they can terminate.

If the new law introduced just the 2 yr limit I would be yes as I do understand that is already a generous limit.

Issue is the additional “just because” which allows landlords to not accept in any case they like and this part I think is not right.

That was my first thought too but it is their property. They can choose who they rent it to, they can even leave it empty. I understand if they don’t want a chain of tenants.
I think there need to be rental laws and therefore certain protection for tenants but there is no eligibility for the law to basically take the entire power over the property off the owner. It gets to a point where the owner has to be protected too. At the moment it’s a bit like when the owner says yes once, he’s fucked ever after.
Laws in Switzerland should be social, not socialistic (referring to TinyK’s fears/feelings).

I don’t see the issue being to a small landlord with one, or a small number of properties for rent. Where I see an issue is the large regies instructing their staff to ‘just say no’.

You keep repeating your claim without providing any evidence. Problem is, repetition doesn’t make it any more true.

That is exactly my thoughts as a lot of owners in Switzerland are big pension funds managed by agencies … They will simply say no and full stop (many already try nowadays).

Preference will be to rent for much higher rent and then rents become unmanageable in cities :frowning:

I learned until today that Canton Geneva is making great efforts to minimize road traffic congestion: they linked the annual road tax to CO2 emissions :rofl:

No surprises, people complains without thinking about roads with less cars, read here and here.

Yes, I’m an idiot. I also envy that Mustang that would pay 9’468 francs of tax due to CO2 emissions mentioned in the article…1’000+ HP? WTAF?

The rule was passed in a popular vote in March. It links vehicle tax to CO2.

61% of vehicles registered in Geneva get a reduced tax. Meaning the 39% of the worst polluters have to pay more. Poor babies.

That Mustang should be registered as a classic car, and get a big reduction too.

and also to weight, they said on our (Swiss German) news. They wanted to go after the SUV which use up too much space and run down roads more due to their weight. Then they realized, old cars are hit too by the CO2 rule.

But after all: The populace voted for that. Not realizing the implications.
I wonder if a raise of 500% “over night” is even legal. Many argued that had it been progressiv they would accept it.

Just made a calculation for the top dog in CO2 emissions. A Ferrari F50 that has emissions around 600 grams of CO2 per km. CO2 tax is 7’320 CHF

The F50 also has 512 HP or 382 kW. So, it pays the following in HP tax :

(1’122.50 + ( (382-201) /5 ) *44 ) * 1.5 = 4’072.95

That’s a grand total of 11’392.95 CHF of road tax for that hypothetical Ferrari F50 in Canton Geneva.

A 4’700 cm3 engine, like the V12 in the F50, pays 636 CHF of road tax in Canton Aargau.

Ohhhh, that may be a forecast of what may happen for year 2025. Not a bad idea to setup a rental car company in AG, or be traditional and do it in AI.

For a car that costs between €2-5 million that road tax is chicken feed. They could always get an electric one and pay almost nothing.
